DescriptionDSCAM/1/3/2/67: Copy of the will (dated 7 Sept. 1755) of John Hodgetts of Dudley, Worcs., surgeon; Warley Hall Farm and property at Oakham, parish of Rowley Regis on trust for sale; unsold part of Oakham, to sister, Sarah Seager for life; thence part to his nephew Thomas Seager and the heirs of his body, with remainder to nephew Henry Seager (youngest son of sister) and the heirs of his body, with remainder to cousin, John Hodgetts, son of Samuel Hodgetts, and his heirs; and another part to Henry Seager and the heirs of his body, with remainder to Thomas Seager and the heirs of his body, thence to John Hodgetts; Halmsley Farm in the parish of Dudley, subject to a life interest of Aunt Hodgetts, to testator's father, Joseph Hodgetts, for life, then to sister Seager for life, thence to nephew Thomas Seager and the heirs of his body, with further remainders as above; messuage in Dudley and Peacocks Field (subject to Aunt Hodgetts' life estate), Cox's Meadow and other specified premises at Oakham, to sister Seager, then to Henry etc., etc.; property in Bobbington, Staffs., to sister Seager for life, then to Thomas etc., etc.; farm etc. in the parish of Tipton (occupied by Thomas Fereday), to sister Seager and her heirs; New Lands in the parish of Handsworth, Staffs., to Aunt Agnes Hodgetts; his third share of Grove and Layhall Farms, Handsworth, and the reversion of a messuage and 2 closes of lands in Handsworth, to Joseph Hodgetts of Alcester, Warwickshire; Masons Leasows, Dudley, to sister Seager for life, then to Thomas etc., etc.; £400 in trust, with income applied to teaching 30 of the poorest girls of Dudley reading, writing, sewing and knitting and for cloathing the 10 poorest of them; chaise and various household effect to aunt; residue of estate to sister; executors, Thomas Pearsall and John Bridgwater, both of Dudley; with opinion of N.G. Clarke, Handsworth, 3 July 1796.
DSCAM/1/3/2/68-70: Lease and release (3-4 July 1767) by Sarah Wetton of Dudley, widow (formerly Sarah Seager; sister and devisee for life of John Hodgetts) and Thomas Seager of Dudley, gentleman (eldest son and heir of Sarah, and devisee in tail of the premises), to William Crawley of York Buildings, parish of St Martin in the Fields, Middlesex, gentleman and Richard Mee of Dudley, gentleman, of premises specified at Bobbington, Staffs., Oakham in the parish of Rowley Regis, Staffs., and Dudley, Worcs., being a deed to make Crawley a Tenant to the Praecipe for suffering two Common Recoveries in which Mee is Demandant, to such uses as Wetton and Seager shall appoint, and otherwise the Oakham and Bobbington premises to the use of Seager and his heirs, and the rest to Wetton for life, thence to Seager and his heirs. With exemplifications of the Common Recoveries suffered (Trinity Term 7 George III = 1767), one for Staffordshire, the other for Worcestershire.
DSCAM/1/3/2/71-72: Mortgage (1 Aug. 1767) by appointment and demise of 1000 years, by Sarah Wetton of Dudley, widow (formerly Sarah Seager) and Thomas Seager of the same, gentleman (her eldest son and heir), to John Steward of Stone, Worcs., Esq., of premises at Bobbington, Staffs., and a messuage and lands calle Ash Hills at Oakham, parish of Rowley Regis (35 acres) (abuttals given), a messuage formerly occupied by Thomas Payton and 4 closes of land (the Pool Close, The Hilly Leasow, The Little Leasow and the Barley Close), and Birches Close (3 acres), all at Tansley Hill, parish of Dudley (overall 12 acres and called Halmsley), and Shaws Leasow (9 acres) in the manor and forren of Dudley; tenants past and present and rentals given; to secure £700 and interest. And bond from same to same (same date) as additional security.
DSCAM/1/3/2/73-74: Further mortgage (13 Apr. 1768) from same to same, to secure an additional £600 on the premises. And bond from same to same (same date) as additional security.
DSCAM/1/3/2/75: Copy decree foreclosing the above mortgages - John Steward (Complainant) v Sarah Wilmot[sic] of Dudley, widow and Thomas Seager (Defendants), in Chancery; 27 Apr. 1781.
DSCAM/1/3/2/76: Agreement (8 May 1788) between John Steward of Comberton, Worcs., Esq. and James Round of Tivvedale, parish of Rowley Regis, Staffs., for the tenancy of a farm at Oakham, for a term of 3 years from 25 Mar. 1788, at a rent of £38 p.a.
DSCAM/1/3/2/77: Assignemnt (20 Mar. 1789) by John Steward to Samuel Steward, Esq. (his only son and heir apparent), of the premises for the residue of the term of 1000 years; recites the mortgages and the decree.
DSCAM/1/3/2/78: Mortgage (25 Apr. 1789) by assignment of the term of 1000 years, by Samuel Steward of Comberton, Esq., to Thomas Haslewood of Bridgnorth, Salop, gentleman, of the Oakham/Rowley Regis and Dudley premises, to secure £1700 and interest.
DSCAM/1/3/2/79: Assignment (12 Mar. 1798) by Samuel Steward of Stone, Worcs., Esq. and Thomas Haslewood, his mortgagee, to James Bourne of Dudley, gentleman, of the premises at Oakham and Tansley Hill [not Shaws Leasow], for the residue of the term of 1000 years; consideration of £1300 to Haslewood to pay off what remains due on the 1789 mortgage, and £250 to Steward; recites previous deeds.
DSCAM/1/3/2/80-81: Assignment (22 Mar. 1798) of the 1000 year term in the foregoing premises, by James Bourne to Thomas Haslewood, by way of mortgage to secure £1000 and interest - half to Thomas Corser of the Borough of Bridgnorth, Salop, butcher and half to Rachael Hicks of Ditton Priors, Salop, spinster. And duplicate.
DSCAM/1/3/2/82: Memorandum (12 Sept. 1800) between Martha Round of the parish of Rowley Regis, widow and James Bourne agreeing to give up tenancy of premises at Oakham immediately; arrangemenst over rents and crops.
DSCAM/1/3/2/83-86: Assignment (15 Apr. 1813) by the Revd John Daniel Haslewood of Wimbledon, Surrey, Clerk (in whom the legal estate is vested as executor of Thomas Haslewood), and Thomas Corser and the Revd George Hugh Haslewood of the parish of Quatford, Salop, Clerk (executors of Rachel Hicks), at the request of James Bourne, of the 1000 year term to Joseph Green Bourne, upon the repayment of the mortgages. With bill of costs and related correspondence.
DSCAM/1/3/2/87: Bargain and sale and enfeoffment (24 Aug. 1813) by James Bourne the elder of Dudley, gentleman to James Bourne the younger of Dudley, gentleman, of a messuage and appurtenances and 1r. 15p. of land, and 15 closes (named; 34a. 0r. 29p.) held in connexion therewith, all at Oakham, formerly described as a messuage and lands called the Hills alias Ash Hills (35 acres), to the use of Bourne the elder and his heirs; livery of seisin endorsed.
DSCAM/1/3/2/88-89: Declaration of the uses of a Fine (1 Nov. 1813) between James Bourne the elder and Elizabeth his wife and James Bourne the younger, of the lands etc. at Oakham, to such uses as Bourne the elder shall appoint, and otherwise, to the use of Bourne the elder, barring dower, and subject thereto to the use of Bourne the elder and his heirs and assigns; plan endorsed of the 34a. 0r. 29p. And Final Concord (Michaelmas Term 54 George III) between Bourne the younger (Plaintiff) and Bourne [the elder] and wife (Deforciants).
