Close (5a 3r 7p) called the Coneygree Close in Tipton, Staffs. where ii) have lately erected a furnace and other buildings [occupiers and abuttals given]. Excepting all timber, trees and saplings, i) having liberty of ingress, egress and regress to carry away timber, dig and make coal hearths, sawpits and places to work and also excepting all mines of coal and ironstone and quarries and delphs of stone and other mines for i) to work, etc. (upon regulations).
Recites will of John, Viscount Dudley and Ward [13 Jun 1765] and Lease for 21 Years.

Also, lease of 21 Years for mines and veins of ironstone under lands of i) in Tipton, the close called the Coneygree Close and several closes being part of a farm of i) in Tipton and Dudley [detailed, abuttals and boundaries given]; 1r 10p of the Birmingham Canal; parts of 2 several farms of i) in Sedgley; close or piece of land at Coseley, Sedgley called the Shutt or Old Ridding; several closes in Dudley [detailed]. Also, the mine strata called Heathen Coal under the Ironstone Mine.
With permission to enter into the land and dig, bore, etc. , to erect necessary fire engines, cranks, etc. to extract the minerals and to use the roads, etc. for working and carrying away the minerals. ii) must compensate land holders for any damage.
Rent: 3s for every bloom of ironstone (no less than 1,500 blooms); 6d for each ton of Heathen coal [measurements specified] and £225 payment if ii) default.
With specified conditions including that an account should be kept of the ironstone/etc. mined, a machine being erected to measure weights and quantities. Mines should be kept in a 'workmanlike' manner.
Also, provision for ii) to buy pit coals, cokes, limestone and other minerals from i) upon account. Prohibits the use of minerals and lime not belonging to i), with provisions and allowance to bring Refuse Ironstone or Ironstone Binds for the cast iron or pigs at the furnace. i) to pay £1 10s reparation for every acre marked out by i) for getting mines/railways/etc. and agrees not to sink pits under ii)'s buildings.
